Design-Build Process VS. Traditional Construction Methods

The design-build process offers our clients a big advantage over the traditional methods of construction.  Traditionally, an owner would hire an Architect and a Civil Engineer to design their project.  Typically, their fees would be based on a percentage of the construction costs.  This fee schedule, which would seem to be a conflict of interest, would usually lead to the project being over-designed.  Once the designs were complete, the owner would put the drawings on the street for competitive bidding.  If the numbers came back too high, the owner would then have to go back to the Architect and pay him an additional fee to re-design the project and then go through the bidding process again.  This can be a long and expensive process.

The design-build process is totally different.  We give a lump sum price for the designs so the design fee is not based on a percentage of construction costs.  In addition, we are very involved with the designs to make sure the architect and engineers design the project the most cost efficient way possible without compromising on quality.  We also create budget numbers during the design process to keep the owners informed on where the construction costs will be upon completion.  If it looks like the project will end up more than the owners budget will allow, we start to value engineer the project during the design process to make sure we design the building within the owner’s budget.  This design-build approach not only saves the owner time and money during the design phase of the project, but also provides the owner with a single point of contact during the design and construction process.
